- Advertising in the local newspaper , locating suitable tenants,Accompanying tenant applicants to view the property.
- Extensive tenant checks and full tenancy agreement preparation arranging signature by the tenant.
- Preparation of full inventory.
- Transferring utility accounts to tenants.
- Collecting rental payments.
- Liaising with you, the tenant and tradesman over urgent matters regarding repair and maintenance.
- Carrying out maintenance in your absence if required.
- Regular inspection of property.
- Ordering safety checks.
- Full inventory check once tenant vacates the property
- Collecting and holding as stakeholders a deposit (bond) from the tenant.
- Checking the tenant into the property and agreeing the inventory.
- Receiving rental payments monthly in advance, and paying you promptly
- Inspecting the property periodically, and reporting any problems to you.
- Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary
- Checking tenants out as required, re-letting and continuing the process with the minimum of re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
